Foggy Window Repair & Sealed Unit Replacement
Fog, haze or water droplets between the panes mean the seal on your window's glass unit has failed. In most cases you don't need a new window. Failed seal or just condensation?
Check where the moisture is before you book a repair. Fog you can't wipe away from either side is inside the unit. That means the seal has failed and the unit needs replacing.
Moisture you can wipe off the room side is indoor humidity, not a failed seal; better ventilation or a dehumidifier usually fixes it. Dew on the outside of the glass on a cool morning is normal, and it often shows up on well-insulated glass because the outer pane stays cold.
Why sealed units fail
A sealed unit is two panes of glass held apart by a spacer and sealed around the edges. The spacer contains a drying agent that absorbs moisture trapped between the panes. After years of sun and hot–cold cycles the edge seal breaks down, humid air seeps in, and once the drying agent is saturated the glass starts to fog.
The fog won't clear on its own. Any insulating gas between the panes, such as argon, has likely leaked out, and over time the repeated condensation can leave permanent white staining inside the glass.
Replace the glass, not the whole window
If the frame and sash are in good shape, a new sealed unit fits the frame you already have and usually costs much less than a new window. We'll tell you honestly if the frame is rotted, warped or no longer works properly, and when a full replacement is the better investment.
When we order the new unit, we can match your existing glass or upgrade it: low-E coatings (we used Cardinal Low-E 272 glass on a seven-townhouse job in Toronto), tempered safety glass where it's required, and grilles between the panes.
What affects the price
Every sealed unit is made to order, so the price depends on the glass and on the work to install it. To quote, we need photos of the window, a short description of the problem and your address.

Common questions
Can you replace just the glass in my window?
Yes, in most windows. The sealed unit comes out and a new one goes in, so the frame, sash and trim stay where they are. When we measure, we check the frame too and tell you if it isn't worth putting new glass into.
How long does a foggy window repair take?
Sealed units are made to measure, which usually takes two to four weeks after the quote is approved and final measurements are taken. Installing is quick: one customer's living-room window was in within two hours, and another had a whole main floor of windows done in a day.
Is it a problem if I leave a foggy window?
It isn't an emergency, but it won't get better on its own. The view stays cloudy, the unit insulates less well, and over time the moisture can leave permanent stains inside the glass.
Can you fix foggy glass in a patio door or solarium?
Yes. Patio door panels and solarium glass are sealed units too, and we've replaced fogged glass in both. Glass in doors has to be tempered safety glass, and that's what we use.
Do you replace sealed units in commercial buildings?
